We use precise language because the relationship must match the work. Every assignment remains subject to the licence, brokerage, supervising broker, written agreements, and local law that apply to that property.

United States · licensed agent path

Join the U.S. broker continuum.

We are meeting current real estate licensees who can build hotel-owner and investor relationships in a defined state, metro, or regional market.

  • Current licence in each state where you perform licensed work
  • Active affiliation with an appropriate brokerage and supervising broker
  • E&O coverage through your brokerage
  • Willingness to sign the applicable team, confidentiality, and commission agreements

The HOKUTEN team relationship is an independent-contractor relationship unless a separate written agreement expressly says otherwise. Brokerage agreements and licence law control.

Japan · professional collaboration path

Build a qualified local collaboration.

We are meeting Japan-based hotel real estate professionals, owner advisers, and properly licensed local businesses with credible relationships in specific prefectures and island markets.

  • Clear statement of your qualification, firm, permitted activities, and markets
  • Local owner, buyer, operator, lender, or adviser relationships
  • Ability to support introductions and cultural or language coordination
  • Japanese–English capability or cross-border experience is helpful, not mandatory

Japan remains a relationship and referral collaboration through qualified local professionals. The Hokuten Group holds no brokerage authority in Japan and does not act as a broker there. Regulated Japan-side work must be performed by appropriately licensed local professionals.

Hotel experience is valuable, but the operating habits are non-negotiable: prospect consistently, follow up, record the work, protect confidential information, stay inside your authority, and ask for help before a problem becomes a client problem.

  • Comfort working inside written lead-ownership and escalation rules

Ready for hotel transactions

  • Hospitality, commercial, investment-sales, capital-markets, or M&A experience
  • Cross-border or bilingual client experience
  • Ability to discuss hotel operations, financials, ownership, debt, PIPs, and buyer criteria
  • Experience with CRM, comps platforms, virtual meetings, e-signature, and deal rooms

The working rhythm: new agents spend most of the day prospecting, following up, and logging the result; a smaller portion goes to learning and market visibility. Licensed judgment stays with properly licensed people. Public claims, mass sends, deal registration, and access changes follow written approval gates.

BOV and underwriting support

Source-controlled research, financial normalization, comparable-sale analysis, scenario work, and a second-review process—while licensed brokers own the judgment and conclusion.

04 · SYSTEMS

CRM and workflow

Role-appropriate access to the HOKUTEN operating stack, documented pipeline stages, lead handoffs, account setup, and same-day recording conventions.

05 · EXECUTION

Marketing and transaction support

Approved brand materials, listing and campaign coordination, buyer-screening support, document organization, transaction tracking, and owner-reporting workflows.

Cross-market collaboration

A disciplined path for introductions and opportunities between local markets, HOKUTEN's U.S. licensed relationships, and qualified professionals in Japan—always within written scope and authority.

We use the same core questions for comparable applicants. Required legal readiness is pass/fail; market knowledge, experience, business development, judgment, communication, and technology are assessed consistently.

We verify credentials, brokerage or firm affiliation, relevant experience, references, and any conflicts.

We discuss local opportunity, prospecting habits, compliance judgment, cross-border communication, and your first 90 days.

If the fit is mutual, role, territory, authority, supervision, access, compensation, and opportunity-specific terms are put in writing.

The final structure is never assumed from a web application. It is documented after credentials, jurisdiction, brokerage, role, and mutual fit are confirmed.

Is this an employee position?

Usually no. The U.S. team agreement describes licensed members as independent contractors. Japan is a professional collaboration path. Any different arrangement must be stated in a separate written agreement.

Is a territory exclusive?

No territory, state, prefecture, island, client, or opportunity is exclusive merely because someone applies or is accepted. Any exclusivity must be expressly approved and written.

How is compensation handled?

Compensation depends on the actual role, brokerage, jurisdiction, contribution, and deal. It is governed only by the applicable brokerage documents, team or collaboration agreement, and written deal-specific terms.

Do you guarantee leads or assignments?

No. HOKUTEN provides an operating system and collaborative support; candidates are expected to build relationships and originate business. Access to live records and opportunities is earned and role-based.

Do I have to be bilingual?

No. Language is assessed only in relation to the work you propose to do. Bilingual Japanese–English ability is valuable for cross-border assignments, but strong local capability and transparent handoffs matter more than labels.

Can a new agent apply?

Yes, if the required licence and affiliation are in place for the U.S. path. Newer agents should expect a structured ramp and sustained prospecting. Experienced candidates can request a documented exception from parts of the ramp.
